Abstract (English):
The purpose of conducting a comprehensive assessment of agricultural land is to assess the conformity of land use, identify inconsistencies, and also determine the degree of suitability for further development and the formation of cost-effective agricultural land use. The article discusses the methodological basis for conducting a comprehensive assessment of agricultural land based on certain approaches: organization of land use, cadastral organization of the territory, environmental, forecast, regulatory approaches. A comprehensive assessment of agricultural land in the Tyumen district of the Tyumen region was carried out. The organization of the use of district lands is analyzed in the following areas: distribution of district lands by categories, land and forms of ownership, type of permitted use, and the presence of unused lands. When analyzing the cadastral organization of the territory, data on the boundaries of land plots were used in accordance with the Unified State Register of Real Estate; land plots were identified that do not have boundaries defined in accordance with current legislation. Within the framework of the ecological approach, an analysis of soil fertility indicators in the region was carried out, and the most common negative and degradation processes were identified. Based on the analysis, a forecast for the development of negative processes in the region was established and measures were proposed to minimize and eliminate the negative impact. In addition, the leading enterprises of the area that play a significant role in the economic development of the area are presented. Based on the regulatory and legal inspection of land, violations of the law regarding the improper use of land plots were identified. Timely identification of various types of violations and their elimination are one of the steps towards the process of rational and efficient use of land, which in turn should ensure the maximum possible reproduction of the agricultural industry and the constant improvement of the productive properties of the land.
