Based on the principles of land legislation, we can conclude that land is the basis of human life and activity, as well as the most important component of the environment. The improvement of the market economy and the development of the land market have made the concepts of price and land tax relevant and have returned interest in state regulation of the use of land resources and acceptable methods of its implementation. Also, long-term and current planning of their use plays a significant role in land improvement. Rational and efficient use of land is a pressing problem of our time. The article analyzes the current state and use of lands of the Zavodoukovsky urban district of the Tyumen region, and also develops recommendations for the future use and arrangement of its territory. Based on the results of the analysis, we can conclude that currently the modern land fund within the boundaries of the Zavodoukovsky urban district is 299,577.96 hectares. The procedure for using municipal lands is determined in accordance with the urban planning zoning of the territory. In the course of the work, a set of measures was developed for the sustainable development of the territory of the city of Zavodoukovsk.
