This article examines appraisal zoning in the Komi Republic based on a housing market analysis. The market analysis revealed a sufficient number of apartments for sale in the "Apartment Buildings (Medium- and High-Rise Residential Buildings)" category. This information was deemed complete and reliable for appraisal zoning. The selection of a typical property was based on the following characteristics: property type, number of rooms, area, wall material, year of construction, location relative to public transportation, quality of finish, and type of transaction. The selection of the method used to calculate average market prices for typical properties within price zones depends on the characteristics of the typical property and the availability of information on asking prices for similar properties. Based on the appraisal zoning of the entire Komi Republic, seven price zones were identified, and a color-coded scheme of the appraisal zones was developed. An average UPS TO was determined for each municipality with properties appraised in the "Apartment Buildings (Medium- and High-Rise Residential Buildings)" category within the corresponding price zone. The obtained information on the assessed zoning of the territory is used for further work, including the determination of price-forming factors in the process of constructing cadastral value assessment models.
