The article examines the problem of agricultural land use as a key factor in the development of the agro-industrial complex of the Ivolginsky district of the Republic of Buryatia. A comprehensive analysis of the current state and use of land resources was carried out, the climatic conditions of the area (sharply continental climate, arid zone, risk of droughts) were characterized, and a detailed analysis of the structure of the land fund for the period 2019-2024 was given. Negative trends have been identified: a reduction in the area of agricultural land (by 1966 hectares) and all types of farmland (arable land, hayfields, pastures, perennial plantations) against the background of significant land growth in settlements. It is shown that, despite the relatively high level of ploughing and development of land in the region, systemic problems are observed in the area: soil degradation and the withdrawal of productive land from circulation. This seriously limits the use of the territory's resource potential. Based on the analysis, the key problems hindering the rational land use of the agro-industrial complex of the district are formulated.
