The article discusses various approaches to determining the projected prices for the sale of agricultural crops, which were used by specialists of budgetary institutions of the subjects of the Russian Federation within the framework of the state cadastral assessment of agricultural land in 2022. The authors analyzed separate sections (devoted to the description of the calculation of the cadastral value of real estate objects by the method of capitalization of land rent) of forty Reports on the results of the state cadastral assessment of land plots posted on the official website of the Federal Service for State Registration, Cadastre and Cartography. The scientific novelty of the article lies in a detailed approach to studying the practical aspects of performing one of the steps of the algorithm for determining the cadastral value of agricultural land with a profitable approach. It is revealed that in order to establish the prices under consideration within the framework of this approach, disparate sources of information, heterogeneous methods of indexing at the valuation date, and periods for which data are averaged are currently used in the regions of Russia. This reinforces the problem of territorial differentiation of the cadastral value of agricultural land plots comparable in basic characteristics, which, as the study emphasizes, can be solved by automating the calculation of cadastral value at the federal level based on a unified methodology and unified information sources.
