Currently, a large share in the structure of the land fund is occupied by state and municipally owned lands. Land plots of municipal property are real estate, goods, and the object of transactions. The most common transaction is a lease - the transfer of a land plot for temporary use under the terms of an agreement. The main issues that are resolved and reflected in the land lease agreement: the procedure for concluding the agreement, the lessor, the lease term, the rights and obligations of the parties, the amount of rent. The lease of municipally owned land plots has its own characteristics, the consideration of which is the subject of the article. The object of the study is municipally owned land plots in the Lyubinsky municipal district of the Omsk region. The district's land fund is represented by five categories of land. More than half of the district's lands are represented by state and municipal property. The analysis of the lease of land plots from municipal ownership was carried out according to the research plan: the dynamics of the number of concluded lease agreements in total and by land category; dynamics of the area of rented land by land category; Features of concluding a lease agreement and calculating the amount of rent. Lease relations of municipal land in the district are developing dynamically. Land lease is carried out from land of three categories, while the most common is the lease of land plots from the category of agricultural land. The procedure for leasing municipal land plots based on the results of an auction and without bidding is considered. The features of the lease agreement are presented using the example of two agreements concluded based on the results of an auction and without an auction. The amount of rent when a land plot is leased without holding a tender is determined on the basis of the cadastral value; and when concluding a lease agreement for a land plot at an auction, the amount of rent is determined based on the results of this auction.
