The effective use of land resources in built-up areas provides for the integrated and sustainable development of the territory. The sustainable development of the territory is ensured by urban planning activities, which include urban zoning, land use and development rules, and urban planning regulations. In modern conditions of development of society, the problem of rational use and protection of land resources is becoming more and more urgent. This is due to population growth, the development of industry and infrastructure, as well as changing climatic conditions. In this regard, there is a need to develop and implement effective methods and approaches to land management. Oktyabrsky district is one of the largest and most populated districts of the city, and its development plays a significant role in the overall development strategy of Krasnoyarsk. The study will identify the main problems and potential of the area, as well as offer specific solutions.
